1. Acceptance of Terms
By accessing or using the up4rent ni platform, you agree to be bound by these Terms of Service. If you do not agree to these terms, please do not use our website, list properties, or access our services.
2. Nature of the Platform
up4rent ni is an online property listing service that connects landlords, letting agents, and prospective tenants in Northern Ireland. We are not a party to any tenancy agreement, lease, or rental contract. We do not collect rent, hold deposits, or mediate disputes between landlords and tenants. All rental agreements are made directly between the landlord/agent and the tenant.

3. Listing Accuracy Obligations
Landlords and agents are solely responsible for ensuring that all listing content — including property descriptions, photographs, pricing, availability, and amenities — is accurate, truthful, and up to date. You must not:
- Post misleading, inaccurate, or fraudulent listings.
- Use photographs that misrepresent the property.
- Advertise properties that are not legally available to let.
- List a property at a price or on terms you are not prepared to honour.
4. Legal Registration Requirement
All private landlords in Northern Ireland must be registered with the Landlord Registration Scheme operated by the Northern Ireland Housing Executive (NIHE). You must not list a property on up4rent ni unless the landlord is legally registered. Your landlord registration number must be provided when creating a listing and will be displayed publicly to help tenants and councils verify compliance.
5. HMO Licence Obligations
If a property is a House in Multiple Occupation (HMO) — generally a property occupied by three or more unrelated people sharing facilities — it must hold a valid HMO licence issued by the local council. You must not list an HMO property without a valid HMO licence number. The licence number must be provided when creating the listing and will be displayed publicly.
6. Energy Performance Certificate (EPC)
By law, a valid EPC must be available before a property is let in Northern Ireland. You must provide the EPC rating when creating a listing. The EPC rating will be displayed on the listing page.
7. Fees
up4rent ni charges subscription fees to agents and landlords for listing properties on the platform. Fees are displayed on our pricing page before purchase. By subscribing, you authorise recurring charges to your payment method until cancelled. Optional paid upgrades (featured listings, sponsored ads) are charged as one-time payments. We do not charge tenants any fees for using the platform to search or enquire about properties.
For Enquirers & Tenants
8. Listing Service — Not a Party to Any Tenancy
up4rent ni is a listing service only. We help you find rental properties and contact landlords or agents. We are not a party to any tenancy agreement, lease, or rental contract. We do not:
- Collect rent or hold deposits on behalf of landlords.
- Verify the legal status, ownership, or condition of every listed property in person.
- Guarantee that a property is available or that a landlord will respond to your enquiry.
- Mediate disputes between you and a landlord or agent.
Any tenancy agreement is made directly between you and the landlord or agent. You are responsible for reviewing the tenancy agreement, checking the property's condition, and verifying the landlord's registration and EPC before signing.
9. No Hidden Fees
up4rent ni does not charge tenants any fees for searching, viewing, or enquiring about properties. The platform is free for tenants to use. You should not be asked to pay any fee to up4rent ni as part of your rental search. If a landlord or agent requests a payment, that is between you and them — up4rent ni is not involved in any financial transaction.
10. Your Enquiry Information
When you submit an enquiry or pre-qualification application, the information you provide (name, contact details, and any pre-qualification answers) is shared with the listing agent or landlord so they can respond. Please provide accurate information. See our Privacy Policy for details on how we handle your data.
11. User Conduct
Users agree not to misuse the platform, upload fraudulent listings, harvest user data without consent, or disrupt platform infrastructure. Violations may result in immediate account suspension.
12. Limitation of Liability
up4rent ni acts as an intermediary marketplace. We do not verify every individual listing in person and are not party to any rental agreements or financial transactions concluded directly between landlords and tenants. To the maximum extent permitted by law, we are not liable for any loss arising from your use of the platform or from any rental agreement made through it.
